The Gramata Development Corporation is a neighborhood residential development company dedicated to deliver to the public innovative and unique architectural designs and high-quality, dependably built homes. Our interest is to create an exquisitely complex architecture reflective of the multivalent nature of contemporary culture. Our desire is to establish and work within coherencies or orders which are open-ended and whose spatial organizations may require more than a cursory examination to discern. Our mission is to create new, contemporary living spaces that meet the needs of our complex lifestyles. Our primary focus is to revitalize and develop neglected properties while maintaining a continued commitment to and respect for the quality of neighborhoods and community.

Jim Gramata is the founding principal of the Gramata Development Corporation. Upon receiving his Masters of Architecture from the University of Illinois-Chicago in 1991, he founded the Gramata Design & Construction, Co., a design/build company focusing on client-based residential renovation. In 1999, he refocused the company goals to include real estate development and founded the Gramata Development Company where the company has continued its mission to deliver to the public creative, contemporary, quality design and construction projects

 
 

Exhibitions and awards

 

His work has been exhibited at several public galleries including the Chicago Institute for Architecture and Urbanism and the Around the Coyote Exposition. In addition to these exhibitions, he has won several design awards including the American Institute of Architects American Architectural Foundation Design Award, the Habitat for Humanity Housing a Community Design Competition, the Henry Adams Certificate of Merit for Excellence in Graduate Studies and the University of Illinois School of Architecture Faculty Citation for Excellence in Design.

 

Manley Academy Construction Club (MACC)

In an effort to maintain affordable housing in the City of Chicago, the Gramata Development Corp partnered with a group of Manley Career Academy high school students, located in Chicago's low-income Lawndale community, and created the Manley Academy Construction Club (MACC). GDC and MACC entered into the Housing a Community Design Competition sponsored by the Habitat for Humanity . Out of hundreds of anonymous entries, MACC students won an honorable mention for their creative use of the design ideas and marketing data they collected in surveying the local residents.

The GDC and MACC team created another partnership whose goal it was to apply the design concepts they learned to an actual affordable housing development project. They were granted a low-interest construction loan from the Steans Family Foundation and were responsible for acquiring and purchasing an abandoned single family home located at 2818 W Polk St. , located down the street from Manley High School. Students were actively involved in all aspects of the development process including the design, construction and successful marketing of the property with each phase of the project being integrated into their classroom curriculum.
