Where do we begin?


Consultation Meeting: A quick one-on-one session at a Starbuck's or other cafe near where you live or work will get you set up with a customized Property Market Analysis. I can show you in detail some of the resources outlined below including a market history of the recent sales and where the market is heading in certain neighborhoods (see invitation below).


Constant Connect Program: This program was set up specifically with buyers in mind. The primary purpose of the ConstantConnect Program is to keep us constantly connected to the MLS database of housing information and transaction documents. It is an all-in-one Multiple Listing Service (MLS) solution with an embedded Transaction Management System (TMS) which will seamlessly connect Realtors with their buyers, sellers, and any of their real estate service providers, along with all the MLS data, documents/forms, and business processes involved in a real estate transaction. The automation capabilities and collaboration tools will ultimately lead to a smoother transaction.


It will notify us of any changes which occur within our customized search parameters. If a new home comes on the market, has a price reduction or goes under contract in an area we are looking in, WE WILL BE INSTANTLY NOTIFIED up to twice daily by email (or fax or I will call you!). We won't miss a step.You can login through my website (go to my client login) or anywhere on the web with your own login name and secure password which I will set up for you. There you can view new properties, store the information of homes you are interested in and retrieve all of that information 24/7.


Closed-Sales Driving Tour: Together we will perform a detailed search of recent closed sales of properties matching your criteria. Once we have determined the pricing value of properties in a specific area, we will go on a driving tour and view them. This will not only give us a good idea of what you get for your dollar in those areas, but it will help us identify the bigger picture of what certain streets, blocks and neighborhoods are like and where we may want to focus or avoid in our search parameters.


Market Sales Data: We will perform a market review of the area or areas we are focusing our search on and will review the hard numbers on which properties sold in those areas, how much they sold for and what the past market trends have been including a review of the property data for the last ten years. We can be as general or specific as we desire in our search.


Individual Market Analysis: Any time you think you might be seriously interested in a property, we will check:

• Recent Sales: The greater the number of good comparable properties, the more precisely fair market value can be determined.

• Property History: We will review the properties history and see if there is information we can use to make our negotiations more powerful

• Days on Market: We will review how long the property we are interested has been on the market and will determine what our sense of urgency should be when we negotiate our offer. If its been on the market over 90 days, we know we will have more room for negotiations. We will also be more alert as to potential red flags which may be causing this delay in getting the property sold.


First-time Buyers Program: We have designed a program with the first-time buyer in mind. The most important thing you can do before you buy a home is become educated and be prepared. This starts with such things as researching and understanding your credit as well as understanding ways to save for the required down payment as well as which lender to contact after you've reached the steps required in preparing for your home buying adventure.
